The Orange County real estate market has officially shifted, and the latest numbers reveal a major change for both buyers and sellers.
With 125 days of Expected Market Time, Orange County has reached its slowest pace since January 2019. For buyers, that means more choices, more negotiating power, and opportunities we haven't seen in years.
For sellers, the message is equally clear: pricing your home correctly from the beginning has never been more important.
But what does this really mean for you?
Orange County Housing Market: The Numbers You Need to Know
Here are a few of the biggest takeaways from November's market update:
-
4,948 active listings: Inventory is up approximately 15% compared with this time last year.
-
Buyer demand is down 21%: Pending sales have fallen to their lowest October reading since 2007.
-
125 days of Expected Market Time: Orange County has officially crossed into buyer's-market territory.
-
Mission Viejo is slowing, too: Expected Market Time has climbed to 110 days, compared with just 64 days one year ago.
And while the market is slowing, there's an important distinction: this is not necessarily a housing crash. Distressed properties still represent only a tiny fraction of Orange County's available inventory.
What Does This Mean If You're Buying or Selling?
For buyers: You have more leverage than you've had in years. But there's another opportunity worth exploring: a seller-paid mortgage rate buydown that could save you more than $1,000 per month during the first year.
For sellers: Overpricing can be extremely expensive. In this month's update, I share an example of one home that ultimately sold for $116,000 less than its original asking price. A similar home, priced correctly from day one, sold in just 11 days.
The difference is a powerful reminder that today's market requires a smart pricing and marketing strategy.
