Orange County Real Estate Market Update | October 2025

Orange County’s housing market just had its biggest inventory drop of the year — and it’s creating some surprising shifts this fall.

In this month’s Orange County Real Estate Market Update, Leslie Swan from The Swan Team Real Estate breaks down what’s really happening behind the headlines and how our market stacks up against other major areas like Los Angeles, San Diego, Phoenix, Las Vegas, and the Bay Area.

Inventory in Orange County fell 4% in just two weeks, bringing the total number of active listings down to 4,576 — the lowest since May. Buyer demand ticked up slightly, with 1,609 pending sales, the highest level since spring. The Expected Market Time (how long it would take to sell all current listings) dropped from 90 to 85 days, signaling a steadier, more balanced market.

Luxury homes priced above $2.5 million are also showing renewed strength, with demand up 13% and market time down to 187 days, the best level since March. Meanwhile, foreclosures remain virtually nonexistent — only eight distressed properties are currently active, representing just 0.2% of the market.

Compared to other major Western markets, Orange County remains one of the strongest and most resilient housing markets heading into the end of 2025. While Las Vegas and Phoenix are seeing slower conditions, Orange County’s balance of low inventory, stable demand, and solid pricing continues to attract both buyers and sellers.

Halloween Safety Tips


With the spookiest holiday of the year just around the corner, it is important to review some safety tips to make sure you, your loved ones, and neighbors have a fun and safe Halloween.

Here are some helpful guidelines from the National Safety Council.

 

Before children start on their "trick or treat" rounds, parents should:

  • Ensure that an adult or an older responsible youth will supervise the outing for children under age 12.
  • If your older children are going alone, plan and review a route acceptable to you.
  • Instruct your children to travel only in familiar areas and along an established route.
  • Teach your children to stop only at homes that are well-lit and never to enter a stranger's home (or car).
  • Agree on a specific time children should return home.
  • Tell your youngsters not to eat any treats until they return home.
  • Review all appropriate trick-or-treat safety precautions, including pedestrian/traffic safety rules.

 

When driving:

  • Watch for children darting out from between parked cars.
  • Watch for children walking on roadways, medians, and curbs.
  • Enter and exit driveways and alleys carefully.
  • At twilight and later in the evening, watch for children in dark clothing.
  • Discourage new, inexperienced drivers from driving on Halloween
