Tax Benefits for Homeowners: What You Should Know for 2025

Homeownership comes with many perks, one of the most significant being the tax benefits that can save you money each year. As 2025 approaches, it's essential to familiarize yourself with the tax deductions and credits available to homeowners. Whether you’re a new homeowner or have owned your property for years, these tax benefits can help reduce your tax burden and put more money back in your pocket.

1. Mortgage Interest Deduction

What It Is: The mortgage interest deduction allows homeowners to deduct the interest paid on their home loan from their taxable income. This is especially beneficial for new homeowners with large mortgages.

How It Works:

  • Who Qualifies: Homeowners who itemize deductions can claim this benefit. The interest paid on mortgages up to $750,000 ($375,000 if married and filing separately) is deductible for homes purchased after December 15, 2017.
  • Second Homes: Interest on loans for second homes may also qualify for the deduction, provided the total loan balance does not exceed the limit.

Tips:

  • Keep track of your mortgage interest payments throughout the year. Your lender should provide you with Form 1098, which details the interest paid on your mortgage.

2. Property Tax Deduction

What It Is: Homeowners can deduct the property taxes they pay to their local government, which helps reduce their overall taxable income.

How It Works:

  • Who Qualifies: Homeowners who itemize deductions can deduct up to $10,000 in state and local property taxes (or $5,000 if married and filing separately).
  • What’s Included: The deduction includes real estate taxes paid on your primary residence, and possibly second homes, if applicable.

Tips:

  • Keep records of all property tax payments made during the year. You can deduct only the amount actually paid, not what is billed.

3. Energy-Efficient Home Improvements

What It Is: The U.S. government offers tax credits to homeowners who make energy-efficient improvements, encouraging eco-friendly upgrades like solar panels and energy-efficient windows.

How It Works:

  • Residential Clean Energy Credit: Homeowners can claim a 30% credit on the cost of installing solar panels, wind turbines, geothermal heat pumps, and battery storage systems.
  • Energy Efficiency Home Improvement Credit: This credit covers 30% of the cost for energy-efficient improvements like windows, doors, insulation, and heat pumps, with annual limits.

Tips:

  • Keep detailed receipts and contracts for energy-efficient installations, as these are necessary for claiming credits.

4. Home Office Deduction

What It Is: If you use part of your home exclusively for business, you may qualify for the home office deduction, which allows you to deduct a portion of your home expenses.

How It Works:

  • Who Qualifies: This deduction is available to self-employed individuals who use a dedicated space in their home for business purposes.
  • How to Calculate: The deduction can be calculated using the simplified method (deducting $5 per square foot up to 300 square feet) or the actual expenses method (deducting a portion of home-related expenses like utilities and insurance based on the percentage of your home used for the office).

Tips:

  • Maintain records of your home office-related expenses and keep them organized for tax season.

5. Capital Gains Exclusion

What It Is: When you sell your home, you may be able to exclude up to $250,000 of capital gains from your taxable income ($500,000 if married and filing jointly), provided you meet certain conditions.

How It Works:

  • Who Qualifies: To qualify for the exclusion, the home must be your primary residence, and you must have lived in it for at least two of the five years preceding the sale.
  • How Much Is Excluded: Single filers can exclude up to $250,000 in capital gains, while married couples filing jointly can exclude up to $500,000.

Tips:

  • Keep detailed records of your home’s purchase price, improvements, and sale price to accurately calculate any capital gains.

As 2025 approaches, understanding the tax benefits available to homeowners can help you maximize your savings. From deducting mortgage interest and property taxes to claiming energy-efficient upgrades and home office expenses, these tax breaks can significantly reduce your tax burden. Be sure to keep thorough records and consult a tax professional to ensure you’re taking advantage of every benefit available to you.

With these strategies in mind, you can start the new year prepared to save on your taxes as a homeowner!

Winter Home Energy Efficiency: Easy Ways to Lower Your Bills

As the colder months approach, keeping your home warm and cozy becomes a priority. However, it can also lead to higher energy bills if you're not careful. The good news is that there are plenty of simple and cost-effective ways to improve your home's energy efficiency during the winter, helping you save money while staying warm. Here are some easy tips to lower your energy bills this winter.

1. Seal Drafts and Insulate

Why It’s Important: Drafts are one of the biggest culprits of heat loss in a home, causing your heating system to work harder to maintain a comfortable temperature.

How to Fix It:

  • Weatherstripping: Apply weatherstripping around doors and windows to seal any gaps that let cold air in and warm air out.
  • Caulking: Use caulk to fill cracks around window frames, door frames, and any other areas where air might leak.
  • Door Sweeps: Install door sweeps at the bottom of exterior doors to prevent drafts from entering.
  • Insulate: Ensure your home is properly insulated, especially in the attic and walls, to retain heat and reduce energy loss.

2. Reverse Your Ceiling Fans

Why It’s Important: Ceiling fans can help circulate warm air in the winter, reducing the need to crank up your heating system.

How to Fix It:

  • Fan Direction: Reverse the direction of your ceiling fans so they rotate clockwise. This helps push the warm air that rises to the ceiling back down into the room, keeping your space warmer.

3. Maximize Natural Heat

Why It’s Important: Taking advantage of natural sunlight can help heat your home for free, reducing the need for artificial heating during the day.

How to Fix It:

  • Open Curtains: During the day, open curtains and blinds on south-facing windows to let sunlight naturally heat your home.
  • Close Curtains at Night: As soon as the sun sets, close the curtains to keep the heat in and prevent cold drafts from entering through the windows.
  • Use Heavy Drapes: Consider using thermal or insulated curtains to add an extra layer of protection against heat loss.

4. Service Your Heating System

Why It’s Important: A well-maintained heating system operates more efficiently, using less energy and reducing the risk of costly breakdowns in the middle of winter.

How to Fix It:

  • Change Air Filters: Regularly replace air filters in your furnace or heating system to ensure it’s running efficiently. Dirty filters can restrict airflow and make the system work harder.
  • Annual Maintenance: Schedule a professional tune-up for your heating system before winter. A technician can inspect and clean your furnace, check for leaks, and ensure everything is running smoothly.
  • Bleed Radiators: If you use a hot water radiator system, bleed your radiators to remove trapped air, which can prevent them from heating effectively.

5. Use Energy-Efficient Lighting

Why It’s Important: During the winter, days are shorter, and you rely more on indoor lighting. Switching to energy-efficient lighting can help lower your electricity bills.

How to Fix It:

  • LED Bulbs: Replace traditional incandescent bulbs with energy-efficient LED bulbs. They use up to 75% less energy and last much longer, reducing both your energy costs and the frequency of replacements.
  • Smart Lighting: Use timers or smart lighting systems to ensure lights are only on when needed. Motion sensors are also a great way to reduce unnecessary energy use in rarely used rooms.

6. Limit Hot Water Use

Why It’s Important: Water heating accounts for a significant portion of your energy bills. Reducing hot water usage can lead to noticeable savings.

How to Fix It:

  • Lower Water Heater Temperature: Set your water heater to 120°F (49°C) instead of the standard 140°F. This reduces energy use without sacrificing comfort.
  • Install Low-Flow Fixtures: Use low-flow showerheads and faucets to reduce the amount of hot water used during showers and household chores.
  • Insulate Water Heater and Pipes: Insulate your water heater and exposed hot water pipes to prevent heat loss, ensuring the water stays warm longer.

7. Adjust Your Thermostat

Why It’s Important: Your thermostat has a huge impact on your heating bill. By making small adjustments, you can save a significant amount on energy costs.

How to Fix It:

  • Lower the Temperature: Set your thermostat to 68°F (20°C) while you're awake and at home. Lower it by 7-10 degrees while you're sleeping or away from home to save energy.
  • Use a Programmable Thermostat: A programmable or smart thermostat can automatically adjust the temperature based on your schedule, ensuring your home is warm when needed but conserving energy when it’s not.
  • Zone Heating: If you have a zoned heating system, focus on heating the rooms you use most and lower the temperature in less frequently used spaces.

Improving your home’s energy efficiency doesn’t have to be complicated or expensive. By sealing drafts, adjusting your thermostat, maximizing natural heat, maintaining your heating system, and making small adjustments like switching to LED lighting and limiting hot water use, you can significantly lower your energy bills this winter. Implement these simple steps and enjoy a warm, cozy, and cost-effective winter season.

Halloween Safety Tips

With the spookiest holiday of the year just around the corner, it is important to review some safety tips to make sure you, your loved ones, and neighbors have a fun and safe Halloween.

Here are some helpful guidelines from the National Safety Council.

Before children start on their "trick or treat" rounds, parents should:

  • Ensure that an adult or an older responsible youth will supervise the outing for children under age 12.
  • If your older children are going alone, plan and review a route acceptable to you.
  • Instruct your children to travel only in familiar areas and along an established route.
  • Teach your children to stop only at homes that are well-lit and never to enter a stranger's home (or car).
  • Agree on a specific time children should return home.
  • Tell your youngsters not to eat any treats until they return home.
  • Review all appropriate trick-or-treat safety precautions, including pedestrian/traffic safety rules.

When driving:

  • Watch for children darting out from between parked cars.
  • Watch for children walking on roadways, medians, and curbs.
  • Enter and exit driveways and alleys carefully.
  • At twilight and later in the evening, watch for children in dark clothing.
  • Discourage new, inexperienced drivers from driving on Halloween

Happy Halloween!

OC Housing Market: Overpricing and Inventory

The Orange County housing market is experiencing a shift as inventory continues to rise and sellers are adjusting their asking prices or pulling their homes off the market. This trend suggests that many homes are overpriced, leading to challenges for both buyers and sellers.

The Overpricing Dilemma

The number of homes pulled off the market this year has increased by 21% compared to last year, and 34% of active listings have reduced their asking prices at least once. This indicates that sellers may have been setting unrealistic expectations for their properties.

Stretching the Asking Price

Similar to the scenario of garage sales, where sellers often lower their prices to attract buyers, many homeowners in Orange County are facing a similar situation. They may initially list their homes at a higher price, only to find that it's deterring potential buyers. As the market becomes more competitive, sellers must be willing to adjust their pricing to reflect the fair market value.

Impact on the Market

The increasing number of homes being pulled off the market and the high percentage of listings with reduced asking prices are clear signs that sellers are struggling to find buyers at their initial asking prices. This has contributed to a slower market overall.

Key Factors Affecting the Market:

  • Rising Inventory: The number of homes available for sale has increased, creating more competition among sellers.
  • Reduced Demand: While demand has risen slightly in recent weeks, it remains below pre-COVID levels.
  • Rising Interest Rates: Recent increases in interest rates have made it more expensive for buyers to borrow money, which can impact demand.
  • Overpricing: Many homes are being listed at prices that are too high, deterring potential buyers.

Strategies for Sellers

To improve their chances of selling their homes, sellers should consider the following strategies:

  • Accurate Pricing: Conduct thorough research to determine a fair market value for their home based on comparable sales.
  • Professional Staging: Enhance the appeal of their home to potential buyers.
  • Negotiation: Be prepared to negotiate with buyers and consider offers that may be slightly below their initial asking price.

By understanding the current market conditions and taking proactive steps, sellers can improve their chances of a successful sale.

The Emotional Side of Moving: How to Help Kids (and Yourself) Adjust to a New Home

For many families, summer is the perfect time to move—school’s out, schedules are more flexible, and it feels like a fresh chapter is waiting to begin. But beneath the excitement of a new home lies an often-overlooked layer: the emotional weight of transition. Moving isn't just about changing addresses. It’s about saying goodbye to the familiar and stepping into the unknown. And while boxes can be packed in a day, hearts take a bit longer to unpack.

Here’s how to navigate the emotional side of moving—especially with children—in a way that builds connection, comfort, and a true sense of home.

1. Understand That Grief Comes With the Territory

Even if the move is positive—closer to family, better schools, a beautiful new neighborhood—it still represents a loss of what once was. Kids may not have the words to express it, but the shift from "what they know" can stir up anxiety, sadness, or even anger.

💡 What helps:

  • Normalize their feelings. Let your kids know it’s okay to miss their old room, friends, or routines.
  • Model vulnerability. Share your own bittersweet emotions: “I’m excited for what’s next, but I’ll miss our Saturday walks at the old park too.”
  • Create a goodbye ritual. Let them say a proper farewell—whether it’s writing notes to friends, taking photos, or one last neighborhood bike ride.

2. Ease the School Transition Early

A new school environment can be intimidating—new faces, rules, and expectations. Even the lunchroom can feel like a minefield of unknowns.

💡 What helps:

  • Visit the new school in advance. Walk the halls, find the classroom, and if possible, meet the teacher.
  • Connect with parents and local groups. Join Facebook community pages or PTA events before school starts to help your child (and you) feel less like outsiders.
  • Keep consistent routines at home. Morning and evening structure offers familiarity amidst all the change.

3. Let Kids Participate in the Move

Children thrive on a sense of control and belonging. When they're excluded from the process, the move can feel like something being done to them, not with them.

💡 What helps:

  • Let them help pack and label boxes. Give them a “special” box for their most precious items.
  • Create a “first night” bag together. Include pajamas, favorite books, a nightlight, and anything that brings comfort.
  • Involve them in setting up their new room. Let them choose colors, bedding, or wall art to start making it theirs.

4. Make Space for Connection in the Chaos

Moves can stretch your bandwidth to the limit. But the emotional well-being of your kids—and yours—depends on moments of bonding that remind everyone: we’re in this together.

💡 What helps:

  • Prioritize family time, even if it’s just takeout on the floor or a movie night in a half-unpacked living room.
  • Go on small adventures in the new neighborhood—ice cream runs, nature walks, bookstore visits. Create new memories quickly to build emotional ties to the place.
  • Validate, don’t rush. You don’t need to convince them to love the new house. Let love grow through experience, not pressure.

5. Build a New Routine—But Be Gentle With It

Routines are anchors. After a move, establishing a daily rhythm can give kids a sense of stability when everything else feels new.

💡 What helps:

  • Reintroduce familiar rituals. Keep bedtime stories, Sunday pancakes, or after-school walks intact—even if the scenery changes.
  • Add new rituals gradually. A new coffee shop Saturday tradition or a front porch breakfast can symbolize new beginnings.
  • Give yourself grace. Moving is exhausting. Some days will be messy, disorganized, and emotional—and that’s perfectly okay.

6. Remember That Home Is a Feeling, Not Just a Place

Your kids may not remember the floor plan of your old house, but they’ll remember the feeling of dancing in the kitchen, the smell of your cooking, or the way you hugged them when they missed their friends.

💡 What helps:

  • Talk about what “home” means. Invite everyone to share what makes a house feel like home, and bring that into the new space.
  • Fill your new space with you. Family photos, familiar music, your dog’s favorite blanket—these things tell your nervous system: we’re safe here.

✨ Final Thoughts

A move marks the end of one chapter and the beginning of another—but that in-between space is where the real growth happens. If you approach the transition with empathy, intention, and a bit of slowness, your new house will begin to feel like home, not just for your kids, but for you too.

And remember: it’s okay to miss the old, even as you build something beautiful in the new.

Real Estate Red Flags: 7 Critical Issues Buyers Shouldn’t Overlook During Showings

When you step into a home for a showing, you’re entering a space that’s been curated to make a great impression. But while the fresh paint and stylish staging are designed to capture your heart, your mind needs to stay alert. Every property—no matter how charming—deserves a closer look.

At The Swan Team, we approach showings with trained eyes and years of experience. Here are 7 high-priority red flags we look for during every walk-through to protect our buyers from costly surprises and long-term regret:

1. Structural Cracks and Settling Patterns

What to look for: Diagonal or horizontal cracks near windows, door frames, or ceilings; sloping floors; misaligned doorways.

Why it matters: These signs often point to foundation issues, which can range from minor settling to major structural instability. Repairs may cost tens of thousands and impact resale value. Cracks wider than ¼ inch or with stair-step patterns in brickwork demand immediate attention.

2. Evidence of Water Intrusion or Moisture Damage

What to look for: Water stains, bubbling paint, warped baseboards, mildew odors, or dehumidifiers in odd places.

Why it matters: Water intrusion—whether from a roof leak, poor drainage, or basement seepage—can lead to mold, rot, and foundational deterioration. Even small stains could indicate a larger unresolved problem behind the walls.

3. Windows and Doors That Stick or Don’t Close Properly

What to look for: Resistance when opening or closing windows and doors, visible gaps when shut, or cracking paint around the frames.

Why it matters: This may indicate structural movement or moisture-related swelling. Replacing poorly functioning windows or doors is costly, and underlying issues may hint at foundational or framing problems.

4. Inconsistent or Superficial Renovations

What to look for: New kitchen but outdated electrical panel, high-end appliances but poor flooring transitions, fresh paint only on certain walls.

Why it matters: Spotty upgrades suggest the property may have been flipped with aesthetics prioritized over quality. Ask for permits on any recent work and ensure updates were completed to code.

5. Overpowering Scents or Environmental Masking

What to look for: Strong air fresheners, candles burning in multiple rooms, or open windows despite poor weather.

Why it matters: Sellers may attempt to mask odors from pets, smoke, mold, or plumbing issues. Always ask for a moment in silence—no scents, no fans—so you can detect potential red flags with your senses.

6. Exterior Drainage and Grading Concerns

What to look for: Soil sloping toward the house, signs of standing water, overflowing gutters, or water damage on siding or foundation.

Why it matters: Improper grading and drainage can cause water to enter the basement or crawl space, undermine the foundation, and lead to mold or erosion. Correcting grading issues or installing French drains can be expensive but critical.

7. Evasive or Incomplete Seller Disclosures

What to look for: Vague answers about repairs, “don’t know” responses to major items, or missing disclosures on known issues like flooding, foundation repairs, or pest history.

Why it matters: Transparency is a legal and ethical requirement in real estate. If a seller or agent avoids certain topics, it raises questions about the home’s history—and their credibility.

🦢 The Swan Team Approach: Advocacy Through Diligence

At The Swan Team, we don’t just walk buyers through homes—we inspect with purpose. Every showing is an opportunity to assess a home’s integrity, value, and long-term livability. While no home is perfect, our job is to identify the risks, ask the right questions, and ensure you’re making a fully informed decision.

Buying a home is emotional—but it should also be strategic. That’s where we come in.

📞 Thinking about buying? Let’s walk through it—together. With The Swan Team by your side, you’ll have clarity, confidence, and protection in every step.

OC's Real Estate Rhythms: November’s Pulse

November in Orange County brings more than just cooler temperatures and holiday preparations; it also heralds a unique phase in our real estate market. As we embrace the festive season, here's what's unfolding in the backdrop of our vibrant housing landscape:

A Seasonal Shift: The countdown to the year's end coincides with a decrease in both home supply and buyer demand, a trend that's as predictable as it is strategic for those looking to make a move in the market.

Inventory Insights: A late peak has brought our inventory to the highest level since January, yet it's the second-lowest November start since 2004. This paradox is a direct reflection of the shifting tides in our current economy, with mortgage rates impacting market dynamics.

Demand Dynamics: Buyer activity has taken a gentle step back, but not dramatically so. Despite this, the Expected Market Time remains much more expedient than the pre-pandemic era, a silver lining for sellers and buyers alike.

Luxury Lens: The luxury segment shows a deceleration, with increased Expected Market Time signaling a market that demands patience and precision.

The Bottom Line: As festive lights go up, some real estate ambitions simmer down, yet the market remains a landscape of opportunity for the astute observer.

To absorb the full scope of what November has in store for Orange County's real estate scene, from nuanced shifts to broader economic implications, dive into our comprehensive market report. Mummy Wrapping Game:

  • Divide guests into teams and provide each team with a roll of toilet paper. The objective is to wrap one person in the team like a mummy. The team that finishes first wins!

4. Trick-or-Treating Safety Tips

Trick-or-treating is one of the highlights of Halloween for kids. Make sure it’s a fun and safe experience with these tips:

Costume Safety:

  • Choose costumes that fit well to avoid tripping hazards, and make sure masks or hats don’t obstruct vision.
  • Use reflective tape or glow sticks on costumes so children are visible to cars while walking at night.

Stick Together:

  • Always trick-or-treat in groups, and ensure an adult accompanies young children.
  • Set a curfew for older kids who are trick-or-treating with friends, and establish a familiar route.

Check Treats:

  • Examine all candy before eating to ensure it’s properly sealed and safe to consume. Throw away any unwrapped or suspicious items.

5. DIY Halloween Costumes

Creating your own Halloween costume doesn’t have to be difficult. Here are a few simple and fun DIY costume ideas:

Classic Scarecrow:

  • Use a plaid shirt, overalls, and a straw hat. Add some makeup to create a stitched mouth, and stuff bits of straw in the sleeves and collar.

Ghost with a Twist:

  • Instead of the traditional white sheet ghost, dress up in an elegant, flowing white dress or suit, and add a glow-in-the-dark mask for an updated look.

Skeleton:

  • Paint a black outfit with white fabric paint to mimic bones. Add some face paint to create a skull design.

Witch:

  • Combine a black dress with a homemade pointy hat and striped tights. Accessorize with a broomstick and a fake black cat for extra effect.

Halloween is the perfect time to get creative and have fun with decorations, costumes, food, and games.
